A new development of 12 affordable homes near the north Norfolk coast has now been fully occupied. Located off Stiffkey Road in Warham, the homes have won praise for their modern, ‘Scandinavian’ look and energy saving features.
Flagship Homes was behind the project, which includes two-bedroom bungalows and two and three-bedroom houses.

The new homes all feature solar panels and air-source heat pumps.
Stephen Jones, Flagship Homes senior project manager, said: “We’re really proud of these homes and the difference they’ll make to local families. The new residents and others around the village have given some great feedback - one said the homes had a Scandinavian look about them. These homes are warm, efficient, and built for the future.”
The homes were built in response to the strong demand for affordable housing for locals around the popular town of Wells-next-the-Sea. They were allocated to people from Warham and surrounding parishes by the volunteer housing group Homes for Wells, and they are now managed by Victory Homes. Everyone moved in on the same day towards the end of January.

Jane Berwick, general manager of Homes for Wells, said the development had been warmly welcomed. She said: “All the tenants have been really pleased with their new homes, and it is a positive move to keep the allocations with Homes for Wells so they will always house local working people in Wells and the surrounding parishes.”
There are still a few finishing touches to come – a large open space at the front of the site will be seeded with grass and a wildflower meadow, and a new children’s playpark will be installed.

Homes England supported the project financially, and it also received a grant from North Norfolk District Council (NNDC). The Sheringham Shoal Community Fund contributed to the cost of the air-source heat pumps and solar panels which feature on each of the homes, helping to bring energy costs down. Munning Construction was the main contractor.
Both the housebuilder Flagship Homes and housing association Victory are part of Flagship Group, the largest housing provider in the east of England.
